Flexible workspace brand Serendipity Labs has signed a circa 12,000-square-footlease at Schroders Capital UK Real Estate Fund’s One Cambridge Square, marking the opening of its second UK hub.
The firm, which launched its first UK workspace in Manchester in 2022, has taken space across two floors of the BREEAM ‘Excellent’ building, which provides around90,000 square feet of offices next to Cambridge North station.
Serendipity’s Cambridge hub will contain private offices, dedicated desks, team rooms, and flexible co-working and drop-in spaces. It will also have event and meeting room facilities for up to 150 people, alongside shower and changing facilities, basement parking, and cycle storage.
The space, to be operated by property management firm NewFlex, joins South Korean electronics giant Samsung at One Cambridge Square, with that firm signing a 10-year lease for around 34,000 square feet earlier this year.
Steve Jude, CEO of NewFlex, said in a statement: “Our collaboration with Serendipity Labs enables us to introduce invigorating, hospitality-infused spaces that empower small enterprises, all while cultivating enduring value for property and asset owners seeking to leverage the collective knowledge, brand strength, and network we both offer.”

Serendipity’s other UK hub is at 7 Exchange Quay, where it has around 26,000 square feet of space until 2027. The company was founded in 2011.
